My Biggest Phan

Allen Harris <allen@bondconstructionyc.com>

To the Most Handsome Web 3.0 Lawyer I know

It is a pleasure meeting you by email and I appreciate you responding to this request sent by Phan Holland on my firm's behalf, he used to represent my firm and advised he got your details from the state bar and I should furnish you with details.

I hope this message finds you well. Your legal expertise is exactly what my company needs to review an investment agreement for the acquisition of construction equipment.

We have secured a substantial investment of $6,850,000.00 US dollars from a finance company in your state. To proceed, we are required to engage an attorney to represent us in reviewing the investment contract and managing the deal's closure. The investment will take the form of a loan with an annual interest rate of 8% for 48 months, with the equipment serving as collateral upon purchase.

Could you please provide your billing rates for this representation and the required retainer deposit? This information will allow me to discuss the matter with my partners and revert to you promptly. Kindly share your retainer agreement based on your hourly rate so that we can promptly review it. Once we have you on board, we are eager to commence this venture. I would be delighted to delve deeper into the project after reviewing and accepting your retainer agreement.

Please find below the conflict check for our lender. Your immediate attention to this matter is greatly appreciated.

  1. I received an email from "Allen Harris" from Bond Construction LLC, which does not exist in the State of New York. Bond Construction Inc. does exist, which is the real entity that the scammers are likely using to defraud others.

  2. Thank your for exposing this as a scam. I was doing my due diligence to determine if "Allen Harris" was legit and found that Bond Construction LLC does not exist in New York. Bond Construction Inc. does exist, which is likely the real that they are using to scam others. Allen Harris uses bconstructionnyc.com (registered May 24, 2024 per who.is) when the domain of the real company is bONDconstructionnyc.com (registered October 18, 2012 per who.is).

  3. Dear XXX,

It is a pleasure to meet you by email, and I appreciate your response to this request sent by Katherine on my behalf. She is my friend and lawyer but is now retired. She mentioned she got your details from the state bar, and I should furnish you with the requested information.

My company will need the assistance of your firm to represent and help us with a real estate construction dispute case that involves the refund of an investment we made with a building construction company in your state. We are a high-yield construction and general contractor partnering with various construction and development companies across North America.

We were approached to invest in a real estate development partnership project to purchase and develop a property for a building development on October 10, 2023. They needed us as a silent partner for the purchase with a guarantee of 30% of our investment returned 12 months after the deal was closed. The amount they needed from us was $9.6 million for the project.

Details for conflict check below: [LOCAL COMPANY INFO HERE]

When they were ready to present their offer, they requested that we help them with the deposit, which was $4,800,000. The funds were sent to them so they could present the offer on October 15, 2023. We received word from them that the deal was off as they could not agree on a purchase price with the seller. They informed us that the funds would be remitted back to us since they were not proceeding with the plan to purchase the property and continue with development.

They notified us that we would get our refund within 30 days from the date of notice, which was November 15, 2023. We have tried to reach them numerous times to get an update on when the funds will be returned, but we have not received any positive response.

I will need your firm's advice on resolving this issue or recovering the funds as soon as possible. We have supporting documents of payments and partnership contracts and will be happy to provide them once we have you on board. Kindly advise me of your billing rate for your services; we would prefer to be billed on an hourly monthly basis.

I will discuss this with my partners and get back to you promptly. Additionally, please forward your retainer agreement based on your hourly rate for our immediate review. We are eager to commence as soon as we have your commitment. I am keen to discuss the case further once we have mutually agreed to engage your services. Please find below the conflict check for our debtor. I look forward to your response.
