    Subject: Real Estate/ Litigation Matter

    Goodday Counsel,

My name is Kim Kasumi. I am contacting your firm in regards to real estate issue with my common law husband who resides in your jurisdiction that might result in litigation. I am currently on assignment in Japan. I prefer email communication because of the time difference and my poor spoken english. I presently work with a diplomat in Japan. I and my common law husband sold our house in Canada after our break -up. The check payment was made to us but it was processed through his account because I was already in Japan. He is supposed to pay me $320,000 from the payment as my share but he has since paid me only $15,000 and has been making silly excuses since then. He has since moved back to the US. I am loking to recover my remaining $305,000 from him because it is almost 8 mths now. The situation has really affected my finances. I was advised by a friend of mine who is a lawyer that I should contact a reputable real estate or litigaton lawyer in the US who practises in the jurisdiction where he moved to help me with this matter. I believe he would pay up as soon as I get an atoorney because I know that he does not like litigations or legal complications. The previous attorney I contacted was asking for 30% of the money recovered which I find too expensive. I prefer working on a retainer basis. Also I will be needing your service in purchasing a home because my contract will be done in August and I will be moving back to the US. Let me know how much it will cost to handle this matter and let me know if you require any information or documents to handle this matter.

    Kindest Regards,

    Kim

  4. I appreciate hearing back from you. My name is Linda Hotaka. I am contacting your firm in regards to real estate issue with my common law husband who resides in your jurisdiction that might result in litigation. I and my common law husband sold our house in Canada after our break -up. The check payment from the home sale was made to both of us but it was processed through his account because I am in Hong Kong working with a diplomat. I am entiltled to half of the money which is $295,000 but he has only paid me $15,000 and kept promising and making silly excuses about paying the remainder. This has really affected my finances. He has since moved back to Florida. I was advised that I can only sue him where he currently resides and if I get a reputable attorney where he resides, it would be easier to get the funds from him.I believe he would pay up as soon as I get an attorney knowing he doesnt like legal complications. The previous attorney I contacted was asking for 30% of the money recovered which I find too expensive. I prefer working on a retainer basis. I would also like to k now if you can help with purchasing a home as I intend to move back to the US in January, 2011 when my contract is over. Let me know how much it will take to handle this matter and if you require any other information or documents so we can proceed ina timely manner.

    Kindest Regards,
    Linda Hotaka

    And the second e-mail:

    "Dear Mgr. ...,

I am thankful for your willingness to look into My case.Mr Steve (my ex husband) resides in your country and I want you to act on my behalf,so i will forward all his details to you as soon as possible, but before i do that i want to sign a power of attorney with your firm ( To be sure you can handle the case for me ) .I am of the opinion that once My presence is established in your jurisdiction via a legal representative,Mr Steve will have no option but comply with payment request to avoid legal action and litigation.I believe that a normal scenario will require a phone call or demand letter from you to Mr Steve if your services is retained.

Attached to these email is our signed agreement in the United states.I also believe that litigation should be applied as a last resort because I do not intend to resort to litigation unless all other options are exhausted, but I will like the comfort of knowing that the option is available and letting him know that litigation may be enforced if the option becomes necessary.

Please do get back to me with your power of attorney for me to sign and send back to you before you proceed.

    Thanks,

    Anita Pirez.

  14. Third email:

    Dear xx,

Thanks for your email. I had talk with My Ex husband and I brought the possibility of litigation to his notice. He informed me that he is presently in united kingdom on a business trip, and also He said that part payment of 29,000 Euros will be effected not later than xxx, 2018.

This is a positive breakthrough for me as this development will eventually reduce time and cost for parties involved. However i do not intend to introduce any legal pressure unless the deadline of xxx, 2018 is breached.I hope you understand my position as i intend to introduce litigation as a last resort.

I instructed him that further correspondence including payment be made via my legal representative (your firm). That way He will know that litigation is around the corner and he has no option but act as instructed. Let me have your details so that he will send the cheque payment of 29,000 Euros to you

    Name on cheque : .................................
    Postal Address : ..................................
    Phone number : .................................

Let me have the details as soon as possible,as the payment will definitely be made as provided. It is my thinking that your retainer fee be deducted as soon as funds are received by your firm from my ex husband and the balance held in trust pending further instruction.

    Sincerely,

    Anita Pirez

  19. Apparently Anita Periz is now scamming in the rental housing department-

    “Hello

Thanks for the quick response for letting me know the place is still available and I believe as a potential future Tenant I need to introduce myself briefly, I was born in Colorado, grew up in Colorado Springs,(father works as Medical Device Manufacturing Quality and Regulatory Affairs, mother a retired nurse), My family has lived in Colorado Springs for over 20 years and I have lived here all my life, my Dad offered me a year in Europe after graduation in chemistry at James Madison University. My father owns a bathroom hardware construction company and his philosophies and teachings greatly shaped my personality. My mother is a midwife in Colorado Springs for fifteen years and has been in the state hospital since then. At the moment she is not feeling too fine and she has stopped working and taking a lot of rest. I am an extremely social person, passionate about the people in my life,I love animals and Dogs most especially, and love spending time with other people. In my spare time I enjoy going to exercise classes, (learning) to cook healthy meals, and keeping up with a few favorite TV shows. I do enjoy going out on the weekends. but definitely prioritize my education and schoolwork over any social plans. I will be coming for my Masters Program that is why I am actually looking for a place I am relatively flexible with location.

I would like to have my own parking space for my car which I am actually making arrangements for. My only requirement is that the place be clean, in a safe area. Furthermore I would have loved to call and discuss all the details, but I have been facing serious challenges with international and long distance calls due to the remote location being presently in an unreliable internet which is quite expensive with poor signal. I am presently doing my internship in Banaue, Philippines. My only means Of communication at the moment is via the Internet. We can only send emails and get email back some times when the signal is good so when you don't hear from me on time that means the signal is bad so please once again bear with me. Moreover I take COVID-19 seriously. I'm fully vaccinated. I take all COVID-19 precautions: wear a mask, frequent hand-washing, social distance, and limit my social activities, etc. My last covid test was negative and I will have another test on returning back to the country. Please I would appreciate roommates that are like-minded and serious regarding the COVID-19 precautions thanks.

I would like to know these in detail ,Please help me check and answer them•
